The RainGarden Apartments
Second Street SW and Avenue A SW, Winter Haven The RainGarden complex is the first residential development project downtown Winter Haven has seen in more than 20 years. Located one block off Central Avenue, the new townhouse apartments provide an upscale residential option for those looking to embrace the convenience and culture of downtown living. The complex was designed by award-winning modernist architect, Max Strang, whose commitment to authenticity, sustainability and timelessness reflects our own values. Strang’s career began in Gene Leedy’s Winter Haven office, and it’s expected that Winter Haven’s latest modernist statement will be added to the Leedy Lifetime Works Tour. The apartments feature 1,600 square feet of open plan living space, a private courtyard and an enclosed two-car garage. Grove Roots
In 2015, Six/Ten worked with a young entrepreneur to transform a neglected garage into Winter Haven’s first craft brewery. The former citrus trailer repair shop, which sat abandoned for many years, made the perfect blank slate for a brewery inspired by Winter Haven’s rich citrus legacy. Initially occupying 6,000 sq/ft, Grove Roots opened in 2016 and immediately improved the vibe of the area and, as a result, expanded the boundary of what was considered “downtown.” Clearly fulfilling a community desire for a hometown brewery, Grove Roots experienced early success and quickly needed more space. In 2017, Six/Ten helped Grove Roots expand into the north half of the building to make room for a new canning line, a larger cooler, and a 3,000 sq/ft “Packing House” event space. The family-friendly design of Grove Roots has helped to make it the premier spot for kicking back with friends and family after a long workday or to celebrate a special occasion. |

First Street North/Bond Clinic
325 First Street N, Winter Haven In 2017, Six/Ten partnered with the doctors of the Bond Clinic to design and construct new medical offices near the core of downtown. This 36,000 square foot building was completed in December, 2017 and hosts urgent care, pediatric and oncology facilities providing much-needed expansion space. |
The Beymer Building
20 Third Street, Winter Haven Located on the corner of Central Avenue and Third Street, the historic Beymer building had fallen into a dilapidated state when Six/Ten purchased it and began its rehabilitation in 2010. Originally built in 1923, the renovated, three-story building features first-floor retail and Class A office space throughout. With numerous executive offices and “co-working” areas, the 22,000-square foot building is now occupied by 18 tenants. The building’s central location, abundant natural light and unique features (like its interior, open space patio, adjacent kitchen and serving area) once again make it a strong downtown asset. |

The Mann Building
273 W Central Avenue In 2014, the Mann Building, at the corner of Central Avenue and Third Street, was literally falling down, with a tarp instead of a roof. Six/Ten acquired it and began its renovation almost immediately, further promoting the “café culture” of downtown. Originally built as part of the Williamson (Ritz) Theater, we’ve kept its original Mediterranean style, adding an outdoor seating area, a new roof and advanced electrical systems. Central Tavern faces Central Avenue and is a popular spot to grab a beer. The Honor Gym faces Third Street and is open 24/7, a great new amenity for downtown residents and employees. |
Inland Fiber and Data Park
199 Avenue B NW and 200 Avenue B NW, Winter Haven Situated near the center of downtown, Winter Haven’s Inland Fiber & Data Park includes two extensively renovated, former telecommunications buildings. Both are highly connected to various internet providers, including Level 3, FPL Fibernet, Time Warner Telecom and Lambda Rail. Six/Ten purchased the 200 building in 1991, but didn’t begin its renovation until 1999. The three-story building now consists of almost 60,000 square feet and houses numerous tenants enjoying the bandwidth. Six/Ten entered into an innovative condominium arrangement with Verizon to purchase the 199 building in 1999. Since then, Six/Ten has also purchased a number of surrounding properties to provide adequate parking. While Frontier retains ownership of portions of the third and fourth floors, Six/Ten owns the remaining property (consisting of over 128,000 square feet), plus the right to add additional stories. Up to category 5 hurricane-rated space available. Six/Ten re-purposed the building to house extensive data center operations, a large medical clinic, and a mix of other professional and high-bandwidth users, including Protected Trust. It is a unique digital cross-roads, with few other buildings like it in the state. |

Goodrich Tire Store
247-248 Third Street SW, Winter Haven Six/Ten purchased this former Goodrich tire store in 2011. It’s re-design was accomplished solely by our staff, providing a great example of the company’s “in-house” expertise. Located on the city’s newly extended Chain of Lakes bike trail, Six/Ten converted this working tire repair store into an attractive building that was the first home of Inside/Out Yoga. The building is fully-occupied and, in 2018 became the home of The Bike Shop of Winter Haven. Inside/Out Yoga has since moved to a new location in the heart Downtown Winter Haven. |
4th & Central
347 W Central Avenue, Winter Haven Formerly the site of a furniture store that time forgot, it took many years of patient waiting to purchase this two story building. Located on a pivotal corner on Central Park, the old People’s Furniture building is now Central Park Square. Upon its purchase in 2012, Six/Ten immediately renovated the façade in order to rid the downtown of an unattractive building. Upstairs, office suites and co-working space offer broad views of Central Park, and are provided with the highest degree of digital connectivity. |

The Derry Down
297 Fifth Street NW, Winter Haven For years, Six/Ten owned and used this dilapidated building as a storage shed—unaware of it’s original purpose. It wasn’t until author Bob Kealing discussed the Derry Down in his biography, Calling Me Home, Gram Parsons and the Roots of Country Rock, that Six/Ten realized it was in possession of a cultural landmark, the birthplace of “cosmic American” music. Established by Parson’s stepfather, Parsons started performing there and the site was an integral part of the Central Florida teen circuit that supported up-and-coming Polk talent like Jim Carlton, the indomitable Jim Stafford, Carl Chambers and Jon Corneal, among others. As part of its efforts to reanimate downtown Winter Haven, Six/Ten donated the Derry Down to the Main Street organization to carry out the building’s historical restoration. Peterson & Myers Offices
242 W Central Ave, Winter Haven This site was the home of the first Rheinauer’s department store and most recently was Six/Ten’s corporate offices. When problems arose with their original Winter Haven offices, Peterson & Myers turned to Six/Ten to relocate them to new offices. Six/Ten totally renovated this 8,000-square foot building, located on Central Avenue, in 2013 for its corporate offce, and it was built out again in 2016 to suit Peterson & Myers’ needs. |
Olympian Way
Avenue T and First Street N, Winter Haven This fully-occupied, one-story building was constructed by Six/Ten in 1999 to house governmental offices. It is located on seven acres of land at the corner of Avenue T and First Street N, more than six of which are available for future development. In 2011, the building was outfitted with a solar array – a profitable investment which has significantly impacted occupancy costs. |
Booktraders
301 W Central Avenue, Winter Haven Once the site of Woolworth’s department store, this two-story building is located in the heart of downtown. When Six/Ten purchased the building in 2001, it was last occupied by Booktraders – a used book store with ample warehouse space for storing old texts. Six/Ten focused its initial efforts on renovating the first floor of the property, which is now occupied by a string of restaurants and other retail establishments. Most recently, Six/Ten has transformed the second floor into office suites with access to conference rooms and other amenities. Check out the wonderful photography in the hallways! Along with all other Six/Ten properties in the downtown core, the building has been outfitted with a high-speed fiber network. The entire building consists of almost 30,000 square feet of efficient productivity. |

The South Arcade
245 W Central Avenue, Winter Haven Winter Haven’s downtown arcade was originally built in 1928. Architecturally interesting elements like an interior breezeway and wrought-iron entranceways gave the space a distinctive character. However, the arcade was deteriorating rapidly when Six/Ten purchased and renovated the building in 2012. It is now occupied by the town’s favorite florist, a makeup studio, and an artisanal cheese shop. A spacious loft apartment is located on the second floor. |
The Lodge
